BUILDING INSPECTION:

All new construction, additions, basement finishes, remodeling, siding, re-roofs, window replacement, and water heater and furnace replacement require a building permit and a building inspection. A building permit and inspections means that your home or commercial building:

  • Meets standards for safety
  • Ensures your structure was built according to the approved plans
  • Provides proof to insurance agencies that the work was done with a permit and safety requirements were met.

Building inspections are made between 10:00 am and 3:00 pm Monday through Thursday. You must call a minimum of 24 hours in advance. Inspections may be scheduled by calling (801) 335-8720 between 7:00 am and 5:30 pm. To schedule an inspection you must have the permit number, lot number and subdivision or project name, address, and type of inspection needed. We ask that the contractor on record call in all inspections. Times given for inspection are not exact as the schedule may vary depending on workload, travel time, etc.

   

North Salt Lake City Building Department is located in the North Salt Lake City Hall at 10 East Center Street.   

Design Criteria Information

 

The State of Utah and North Salt Lake City have adopted model codes published by the International Conference of Building Officials (ICBO), The National Fire Prevention Association (NFPA), and the International Codes Council (ICC). The current editions of these codes include:

Design criteria to be considered in North Salt Lake City are:

Seismic D-2 or E depending upon proximity to the Wasatch Fault trace & soil conditions.

Wind Speed 110 mph, Exposure B.

Roof Snow load varies from 30 -46 pounds based on corresponding elevation. Elevations above 5,000 feet require an engineered design. 

Footing frost depth is a minimum of 30 inches. 

The weathering condition applicable to North Salt Lake is considered severe and the winter design temperature is 8 degrees.

 

All plans for new commercial structures, additions to or structural remodels of commercial buildings, and non-structural remodels over 3,000 square feet in area require a stamp or seal by a State licensed professional.

Most repairs or alterations require a building, plumbing, electrical or mechanical permit, including remodeling, new additions, re-roofing and siding, electrical remodeling, plumbing replacement, etc.   Some of the exceptions are:

  • A detached accessory building less than 200 square feet (non residential)
  • A detached accessory building less than 200 square feet (residential)
  • Cosmetic work i.e. carpet, tile, painting, wall papering

A trash container and toilet facilities are required on all sites.

 

State law requires that a contractor/owner obtain necessary permits and have required inspections.  If you have any question about whether your project needs a permit, please call 801-335-8720. 

If a retaining wall over four feet is constructed, a permit is required. However, flat cement work does not require a permit.

Building Permit Fee

The permit fee is based on the value of the work as determined by the Building Official.  The calculation is based on square foot costs, and the fee schedule is based on Table 3-A of the 1997 Uniform Building Code.
